Just wanted to share the story behind one of my most recent listing win's with you!
This is my listing # 5 win which has been a direct result of using your listing presentation system, and using your WINNER Philosophy.
Since starting the coaching sessions with you, my numbers have improved tremendously. Although I am still stretching to reach my personal goal, things are definitely looking up! All of last year I had 2 closed listings.
This year so far, I have had 6, with 2 already closing, one of which I represented both the buyer and the seller.
Our meetings, your guidance and sharing of your personal experience, and your e-mails, e-zines, and all the systems that you are teaching me and our group are directly related to my business success.
You said, "In order to have more, you must become more ..." Well, I am becoming more dedicated, more educated, more informed, more prepared, more knowledgeable, more organized, and more motivated.
The new listing is a RELO and this time again, I was one of 4 or 5 listing agents whom the sellers interviewed. The competitors were great agents, one was the area specialist, who is an amazing, well-respected, and experienced agent. I was referred to these clients by my past/present clients, which whom we are currently in escrow, after being on the market for 14 days, using the methods promised in the listing presentation.
Originally, these sellers didn't want to meet with me because I was not able to meet their meeting deadline of Last Weekend, because I was attending the WCR mid-year Conference in D.C., but after hearing that their friends home went received an offer after only 7 days on the market, they decided to give me a couple of extra days and an appointment.
We met, I followed the listing presentation format and shared all the ways that their home would be exposed to the buyers, answered their questions, and shared samples of my marketing materials with them.
I did not even have a formal CMA --- Later they told me that I was the only one who did not have a formal CMA!
After the presentation was over, they asked for a couple of hours to review their notes and make their final decision. A couple of hours later I received a phone call with their decision to hire me as their agent. We have priced the property very competitively and are offering a 4% split to the buyers' agents. Yesterday, with 0 days on the market, we've already had a great showing and they are coming back for a second showing.
I will say that when I arrived at the appointment a little over a week ago, I had a major case of the butterflies ... I was thinking ... oh my gosh ... no sold comps in the past 18 months, no CMA, and I have never met these nice people before and they have already met with the other Agent! I took a deep breath, closed my eyes and thought of my listing system ... I KNEW it was the best and most comprehensive system out there. I calmed down a bit and went forth with confidence, knowing that I am the agent that will do the best job for them.
We are now officially in the MLS and I am looking forward to opening escrow for them, as well, very soon!
